Air conditioning maintenance is an extensive process and should be left to a professional. However, in between those annual visits, you could, and should, still take on a few maintenance tasks yourself. The following are five of the most important tasks.

1. Replace the Air Filter

Any AC technician will tell you that this is not just an annual project. Let’s say your home has pleated air filters; even the most high-end pleated filters need replacing after several months. The average pleated filter lasts 60 to 90 days. You may need to replace it sooner based on factors like outdoor pollution levels and the presence of pets.

AC filters are usually located in the return air supply vent. If you neglect replacement, they will get clogged with dirt and obstruct airflow, straining the system.

2. Clean the Evaporator Coil

The evaporator coil in your air handler can also build up dust and dirt, which both obstructs airflow and prevents heat absorption. Spray the coil with a simple mixture of water and detergent and wipe away the loosened dirt.

3. Clean the Condenser Coil

Your outdoor unit is exposed to the elements, so it’s not unusual for the condenser coil to become blocked with fallen leaves and other debris. This buildup prevents the coil from condensing refrigerant, which means lower energy efficiency. You can clear out the debris gently with a water hose.

4. Unclog the Condensate Drain Line

This component drains the moisture that develops on the evaporator coils. Push a thin, stiff wire brush into the drain line to prevent clogging and flooding.

5. Check the Thermostat

A thermostat can start to read temperatures inaccurately when, for example, dirt gets inside it or the wires become loose or corroded. Fixing these issues will allow you to create a more efficient cooling schedule.
